Summary of Practice
Viva works in the firm's real estate department handling real estate transactional and land use matters. Viva assists clients with commercial and residential leases and purchases and sales of properties and businesses. She also represents clients throughout the various government permitting processes required for development of property and operation of businesses. Viva has experience in real estate litigation and construction litigation, having represented developers and homeowners in seller nondisclosure cases, construction defect cases, and construction delay claims.

Viva is a member of the Santa Cruz County Bar Association and the Association's Real Property Section. She is also a Board Member and Officer of Women Lawyers of Santa Cruz County.
